WHAT IS HOME STAGING and why does it play such a vital role in today’s real estate market? The main premise behind Staging is to prepare a property for sale before placing it on the market. This will ultimately increase traffic because its appeal will attract a broader buying pool. Your possessions should have three purposes: function, aesthetic purpose, or sentimental value. When staging your home, you will be asked to reflect on each piece and ask yourself “Why do I have this item? What does this item do for me?” Staging attempts to de-clutter and open up the space, while showcasing your most prized possessions in their best light. Research shows that it only takes six minutes to engage a potential buyer during the walk-through of your home. Whether or not they can envision themselves living in the space makes all the difference.
Nonetheless, some sellers view Staging as an unnecessary expense. This perception couldn’t be more untrue. Staging doesn’t cost — it actually pays. It has proven results and the statistics validate it time and time again. Staging maximizes your return without having to face potential price reductions that your REALTOR® will suggest should your property remain idle on the market. It will also sell faster by bringing in more offers! Creating immediate buyer interest is key when selling your home; and just by highlighting the space and its architectural features, any potential challenges buyers may have with the property will be minimized. De-cluttering and de-personalizing can be an emotional concept to grasp when selling your home but I will be there to get you through it every step of the way!
